"This is the Last Will and Testament of me Thomas ROWLEY of Walsall in the County of Stafford Gentleman
I give and devise all that messuage or dwellinghouse situated in Stafford Street Walsall aforesaid with brewhouse back kitchen and premises thereto belonging and now in the occupation of William TOTTY together with a right of way[?] through the Gateway and yard adjoining the said dwellinghouse and the use of the pump and water in yard unto and to the use of my daughter Patience Sarah DUNNING her heirs and assigns for ever
And I give and devise one moiety or equal half part of and in all that warehouse situate behind the above mentioned dwellinghouse and of the six messuages thereto adjoining and also of and in all those four messuages or Shops together with all o other buildings yard premises at the back of the said dwellinghouse in the occupation of the said William TOTTY and also of and in all that Garden extending from Stafford Street aforesaid to the Croft next described with the messuage standing in the said Garden and also of and in all that Croft of land with the appurtenances thereunto belonging fronting to Green lane and extending from there unto the said Garden and also of and in the Stable Pighouse[?] and Brewhouse standing on thhe ssaid Croft unto my daughter Mary Ann Caroline wife of Henry DICKENSON for life and after the decease I give and devise the same unto the said Henry DICKENSON for his life and after the decease of the survivor of them to such person or persons use or uses as she my said daughter Mary Ann Caroline shall by any deed or instrument in writing or by her last Will and Testament direct limit or appoint give or devise the same and in default of such direction limitation or appointment To the use of all and every the children of the said Mary Ann Caroline DICKENSON in equal shares their heirs and assigns for ever as tenants in common and if but one child To the use of such one his or her heirs and assigns for ever and in default oof isssue to the use of her brothers and sisters and the representatives of such of them as may then be dead their heirs and assigns in equal shares and proportions as tenants in common such representatives taking their Father's or Mother's share only and the same being equally divided amongst them
And I give and devise the other moiety or equal half part of the said warehouse Messuages garden land and hereditaments unto my daughter Charlotte Wife of John DICKENSON for her life and after her decease to the use of the said John DICKENSON duuring his life and after the decease of the survivor of them to such and the like uses intents and purposes in all respects and with the like remainders as I have expressed and declared with respect to the moiety of the said hereditaments devised to my said daughter Mary Ann Caroline as aforesaid
And I give and devise all those seven several messuages situated at the corner of Green lane and Blue Lane in Walsall aforesaid with the Gardens and hereditaments thereunto belonging in the occupation of LEADBEATER COX OSBOURN WEBSTER BLACKAMORE and others unto my daughter Eliza wife of the Reverend Jesse EDGOOSE for her life and after her decease To the use of the said Jesse EDGOOSE during his life and after the decease of the survivor of them To such and the like uses intents and Purposes in all respects and with the like remainders as I have expressed and declared with respect to the moiety of the hereditaments devised to my said daughter Mary Ann Caroline as aforesaid
And I further give and devise all those four messuages with the Shopping and garden ground thereto belonging situated in Blue Lane aforesaid and now in the occupation of HOROBRIDGE ALLEN HUNNE and WILKINSON unto and equally amongst my three sons William Thomas and George their heirs and assigns as tenants in common
And I give my old fashioned oak linen Chest the Stamp dies and stock[?] in the said workshops and also a Commentary on the Bible by Dr. Adam CLARKE unto my said son William
And I give the two suits of clothing which I may have in wear at the time of my decease and also a Commentary on the Bible by Matthew HENRY to my said son Thomas
And I give to my said son George my Phaeton and harness
And I give the old oak chest of drawers which has been confined to my own use to the said John DICKENSON
And I give one set of Mahogany Chest of drawers to my said daughter Patience Sarah DUNNING
And I give unto each of my said children such articles of my furniture or other personal estate (except what I have hereinbefore given) which now or may be at the time of my decease in their respective possession
And I give and bequeath all the rest Residue and Remainder of my personal estate unto and equally amongst all my said sons and daughters in equal shares and proportions after the payment thereout of all my just debts funeral and testamentary expenses
And lastly I appoint my friend George GALLOWAY of Edmonton in London Gentleman and my said three Sons in law Henry DICKENSON John DICKENSON and Jesse EDGOOSE Executors of this my will hereby revoking all former wills made by me
